As we write this, it's mid-January 2024, and already the coworking and flexible-workspace market is contradicting the most pessimistic of industry experts, as the coworking dynamic continues to gather momentum. In 2024, the coworking phenomenon seems to have consolidated its place as one of the most resilient asset classes on the market, and is as relevant as ever in meeting corporate needs.

Positioned as THE flexible solution par excellence, coworking spaces have adapted their solutions. From simple coworking spaces has come the era of operated offices, turnkey offices, ready-to-use offices and flexible offices. Welcome to the new world of work, and a look back at the major announcements at the start of the year.

Coworking: there's more where that came from! The 3 big announcements at the start of the year

7 new spaces for B'Coworker

As announced in a recent article Bureaux / Coworking : comment travailler en 2024, the BMG Group's coworking brand, B'CoWorker, has announced the opening of 7 new spaces in 2024, totalling 5,500 m². They will serve the Greater West(Nantes, Angers, Le Mans and Rennes), the South-West(Bordeaux) and the Greater East(Strasbourg and Nancy).

This announcement follows, as the brand reminds us on its LinkedIn profile, the 17 center openings deployed throughout the country over the past three years, representing a total of almost 20,000 m². No need to remind you of the 2020-2023 period and how the real estate market has been turned upside down!

Now Coworking continues to expand with 2 new coworking spaces

In the heart of Strasbourg's historic district, on the former premises of the CCI (Chambre de Commerce et d'Industrie), Strasbourg companies will be able to offer their employees a new workspace overlooking the cathedral. The coworking space is due to open on February 12, 2024, and will be able to accommodate up to 600 people, as Simon Mary-Brasse, acquisition manager at Now Coworking, explained to ActuStrasbourg.

In Toulouse, these spaces will boost the Toulouse Aerospace sector, in the direct vicinity of the Halle Machine. As the coworking brand points out on its website, 200 spaces will be available, including around 10 meeting rooms for up to 20 people.

Here too, these two openings reinforce the Group's expansion ambitions, and follow the four locations already completed by 2023 in Bayonne, Nantes, Strasbourg and Rouen.

IWG conquers the world

IWG (Regus, Spaces, HQ and Signature) continues to sign a record number of partnerships with building owners in France. The coworking brand has just signed a new 1,550 m² space in the Noisy le Grand business district. Their challenge? Transforming empty office space into a profitable opportunity.

This fits in perfectly with the Group's strategy, which recently announced its intention toadd almost 1,000 flexible office and coworking spaces worldwide by the end of 2024.

Coworking: Towards a before and after for WeWork in France?

The WeWork surge and the confidential closure on December 31, 2023, of L'Espace 30 Terrasse Bellini at Puteaux la Défense, but does this call into question the model and its development on the French coworking market? The answer is a resounding NO.

Demand for flexible offices is growing in France. For large groups, these spaces enable them to adjust their real estate costs, but also to preserve capital and cash flow. At a time when companies are having to drastically reduce their real-estate footprint, it's actually quite logical that coworking spaces are driving the market.
